Permanent lighting is yours and it stays on the building, so our installation is warrantied for five years. That covers the work: mounting, channel, terminations and the way the run is fixed to the structure.

We are not an authorized dealer for any permanent lighting manufacturer, so there is no factory warranty sitting behind ours. That is the reason the term is 5 years and not a footnote: our workmanship is what you are relying on.

Is permanent lighting under warranty?

Our workmanship is warrantied for five years: the mounting, the channel, the terminations and the way the run is fixed to the structure. We are not an authorized dealer for any permanent lighting manufacturer, so there is no factory warranty behind ours, and we would rather say that plainly than let you assume one exists. It is also the reason the term is five years rather than a footnote. We install it, so we stand behind it.

What is permanent architectural lighting?

It is a track of individually addressable LEDs installed permanently into the eave, soffit or trim of a building, controlled from an app. It produces warm white light on an ordinary evening, any color combination for a holiday or a game day, and it is designed to be effectively invisible from the street in daylight. Unlike seasonal lighting, the system belongs to you once installed.

How much does permanent exterior lighting cost?

Installation runs $25 to $35 per linear foot, plus $650 to $850 for the controller. A typical 150 foot home lands between $4,400 and $6,100 all in. Longer rooflines cost more in total but often less per foot. Difficult access, multi-story sections and peak-season installs push toward the upper end of the range.

Why is the price quoted per foot?

Because the track runs continuously along the roofline, so linear footage is the honest driver of both material and labor. We measure your actual eave and trim runs from aerial imagery and photos, then quote the exact footage rather than guessing from square footage or bedroom count.

What does the controller do, and do I need one?

Yes, one controller runs the system. It is the piece that stores your scenes, runs your schedules, drives the individual zones and connects the system to your phone. It is a one-time cost of $650 to $850 and it covers the whole property on most homes.

Can it do color, or only white?

Both. The LEDs are full RGB, so you get any color you want, plus a dedicated warm white that looks like normal architectural lighting rather than a colored bulb dimmed down. Most customers run warm white the majority of the year and save color for holidays and game days.

How do I control it?

From an app on your phone. You pick colors, patterns and brightness, save scenes you like, and set schedules so the system turns itself on at dusk and off at whatever hour you choose. Once it is set up most people rarely open the app except to change a scene.

Can I light different sections separately?

Yes. The LEDs are individually addressable, so the system can be divided into zones. You can light the garage differently from the main house, run a pattern along one gable only, or alternate colors along a single run. That zoning is set up during installation and can be adjusted later in the app.
